Full-Time Commercial Property Manager
Job Description
A property management company is seeking a Property Manager who will oversee the day-to-day operations of commercial and retail shopping centers located in Ohio. This requires hiring, supervising, and negotiating with contractors and vendors responsible for monthly service contracts, preventive maintenance agreements, ensuring completion of work-orders, and conducting frequent property inspections. Additionally, the Property Manager will track expenses and developing budgets. You will work Monday through Friday from 8 a.m. to 5 p.m.
Job Responsibilities:
- Collaborate with the accounting team to collect base rent and additional rent charge
- Work with senior leadership to coordinate cash needs of properties and assist with investor communication
- Create and manage the annual property operating and capex budgets, monitor and control property expenses, administer leases, drafts late notices, and accurately forecast future CAM amounts
- Work with the leasing team on LOI’s, lease commencement agreements, landlord’s work, and approve and code invoices
- Communicate monthly variances and property narratives in monthly and/or quarterly owners reports
- Work closely with outside counsel, handle tenant default notices, and evictions when necessary
- Work with property tax consultant to monitor and appeal assessed values when appropriate
- Communicate with vendor or contractor concerning work scheduling, billings, vendor relations, and certificates of insurance
- Act as the companies’ risk manager, oversee property and liability insurance program, and coordinate and attend lender and insurance inspections
- Collecting rents, pay bills, forecast requirements, prepare an annual budget, schedule expenditures, analyze variances, and initiate corrective action
- Hire, train, motivate, and supervise maintenance personnel, conduct on-going training, and assist with managing corporate offices and manage corporate facility
- Create and maintain positive relationships with tenants, schedule property inspections, and tenant move out inspections
- Investigate and resolve tenant complaints, enforce rules and regulations per the leases, inspect vacant units and completing repairs in preparation for showings and occupancy, plan renovations, and contract with landscaping and snow removal services
- Go to the various properties every quarter and will be overnight travel to Cincinnati, Dayton, and all of their locations
- Perform other duties as assigned
Job Qualifications:
- Bachelor’s Degree preferred but not required
- Must have at least 2 years experience in commercial property management; Real Estate License required within 6 months
- Knowledge of relevant local, state, and federal legislation, regulations, and building codes is needed
- BOMA, IREM, or other professional designations and/or credentials a plus
- Must be proficient with Microsoft Office and MRI and Yardi Accounting Software; with the willingness to learn new technologies and software
- Must have solid business acumen including a thorough understanding of property accounting principles and the ability to read and write financial statements and reports
- Analytical mindset with basic understanding of valuation and appraisal techniques is required
- Must be familiar with basic lease provisions in triple net and gross lease structures
- Must have the ability to create zero based budgets and proformas, property narratives, and variance analysis
- Must be able to create and maintain relationships with contractors and vendors with a working knowledge of contracts and legal agreement
- Must have a working knowledge of building and grounds maintenance
- Must have strong customer service, communication, interpersonal, and organizational skills
- Must be highly organized, detail-oriented, trustworthy, reliable, with the ability to solve problems
- Must have excellent time management skills, able to multi-task, and prioritize work
- Must have a professional, outgoing, and friendly demeanor
- Must have valid driver’s license with the ability to travel to other properties throughout the State of Ohio
