Full-Time Director of Commerical Operations

Job Description
A management company is seeking a Director of Commercial Operations to oversee the day-to-day operations of a portfolio of commercial and/or retail shopping centers located in Ohio. You will work Monday through Friday from 8 a.m. to 5 p.m.
Job Duties:
- Collaborate to collect base rent and additional rent charges, work to coordinate cash needs of properties, assist with investor communications, create annual property operating budgets, and monitor property expenses
- Administer leases, draft late notices, accurately forecast future CAM amounts, lease commencement agreements, and landlord’s work
- Timely communicate monthly variances and property narratives in monthly and/or quarterly report
- Work closely with outside counsel to handle tenant default notices and evictions and with vendors and contractors concerning work schedules, billing, and insurance certificates
- Hire, train, motivate, and supervise maintenance personnel, assist with management of corporate offices and facility, and conduct on-going training with office staff
- Complete incident report and give to insurance carrier, ensure all worker’s compensation claims are reported and paperwork is completed, and complete safety checklists with maintenance personnel
- Ensure lease files are complete, leases are being executed properly, and prepare reports by collecting, analyzing, and summarizing data and trends
- Attend scheduled meetings, participate in educational opportunities, and participate in professional organizations
- Create and maintain positive relationship with tenants and act as liaison between tenant and property owner.
- Attend periodic and scheduled property and tenant move inspections and implement policies and procedures to maintain tenant communications
- Investigate and resolve tenant complaints, enforce rules and regulations, inspect vacant units, complete repairs, plan renovations, and contact landscaping and snow removal services
- Complete lease renewals and extension and maintain awareness of marketing and industry conditions and trends
- Perform other duties as required
Job Requirements:
- Bachelor’s Degree preferred but not required
- Must have 2 years’ experience in commercial property management and a Real Estate license is required within 6 months
- A solid business knowledge with a thorough understanding of property accounting principles and the ability to read and write financial statements and reports
- BOMA, IREM, or other professional designations and/or credentials a plus (CPM/RPA etc.)
- Knowledge of relevant local, state, and federal legislation, regulations, and building codes is required
- Must have the ability to create budgets and proformas, property narratives, variance analysis, and maintain relationships with contractors and vendors with a working knowledge of contracts and legal agreements
- Must be proficient using Microsoft Office, Word, Excel, PowerPoint, and SharePoint, MRI and Yardi Accounting Software, as well as a willingness to learn and adopt new technologies and software
- Analytical mindset with basic understanding of valuation and appraisal techniques with familiarity with basic lease provisions and gross lease structures is needed
- Must have superior customer service, strong communications skills, with the ability to pay strict attention to detail while multi-tasking efficiently and effectively
- Must have a positive attitude, a desire to work in a small company, team-oriented environment with minimal supervision
- Must be able to exhibit a professional and positive demeanor at all times
- Must have the ability to travel overnight to Cincinnati, Dayton, and other facility locations
